Amaco is neither a platform nor a hotel. It is a small agency that manages a handful of houses itself and rents them out directly, and their own description of the business is “quality over quantity” — which, in a market where anyone can list anything, is a position rather than a slogan.
Two of the houses are the reason to know about them.
Six bedrooms, eight beds, six and a half bathrooms, and room for fifteen, over three levels. There are two pools on different floors, a hot tub, a gym, a game room, a firepit and a grill — and on the lower level, next to the pool, an air-conditioned bar, which is the detail that decides it for a group. Shade, cold air and drinks without anyone having to walk back up to the house.
Three of the six bedrooms are detached from the main house, reached across a terrace and a small garden staircase.
Pedregal itself is part of the argument. It is one of the oldest and most established addresses in Cabo San Lucas, and a good share of the best houses in town sit inside it. Access is controlled and there is security on the gate around the clock. The Mountain Club is a hundred and eighty feet from the door — the restaurant is open to anyone, but the gym and the spa have to be arranged before you arrive — and downtown is about five minutes down the hill.
Four bedrooms, four and a half bathrooms, thirteen people, a private pool and a garden terrace, in the Cabo Real development between the two towns. It comes with access to the pools and restaurants at Hotel Zoetry, plus communal pools, tennis and pickleball courts with rackets and balls kept at the house. The gym and spa at the hotel charge their own fees. The beach here is a short walk and it is swimmable, which is the difference that matters.
The thing that made us take Amaco seriously is what their own listings admit.
They say plainly that the beach below Pedregal is not swimmable and is for photographs, and that Médano — five minutes by car — is where you actually get in the water. They say the house is on a hill and that walking back up is hard, and recommend a car. They say the downstairs pool is not heated and the upstairs one only in winter. Most people renting a villa at this level let you discover all three on day two.
So the questions worth asking are the ones they have not pre-empted: check-out at the Pedregal house is at nine in the morning, which is early for a departure day, so agree a late release in advance if your flight is not. Their published house rules there are no pets, no smoking and no parties, and the quiet hours as posted read oddly — settle what they actually are when you book.
The concierge is free, and it is the part of this that a platform cannot copy: tables booked, the fridge stocked before you land, a chef for one night, a boat, a transfer from the airport. The extras cost what they cost; the arranging does not. They answer around the clock, and are honest that a reply can take a couple of hours rather than pretending otherwise.
